The new United States Courthouse presents a federal image harmonious in scale and detail with the surrounding Palafox District, a historic area in downtown Pensacola.
The project consists of approximately 90,000 sq ft and five levels of courtrooms and court-related services. Level one provides 20,500 sq ft of space for the U.S. Marshals Service; level two provides 18,660 sq ft for Jury and Court support services; levels three and four provide 18,260 sq ft each for the U.S. Magistrate Court and the U.S. District Court, as well as related support areas; and level five provides 14,100 sq ft for the U.S. District Court including Special Proceedings Courtroom, Jury Facilities, Judges’ Chambers and Courtroom holding areas.

The new U.S. Courthouse in Pensacola is a build-to-suit lease facility constructed for the General Services Administration. Keating’s responsibilities as Developer and Owner of the project included management of design and securing approvals of the local historic review board, evaluating environmental concerns, financing the project, and managing preconstruction and
